Finding a lender for first rental

Hi everyone,

I was wondering if anyone in Arizona has a preferred lender? I'm refinancing my home soon and am thinking about using the equity that I'll be cashing out towards my first rental property. However, I believe rental income won't be included in my DTI since it will be my first rental property. Are there some lenders who take the rental income into consideration or is the 2 yrs a requirement?
