Please help me get a triplex or quadplex to house hack

Its been over 2 months now since I been looking for a triplex or quadplex to house hack as my first investment. The areas that Im planning buy is from Wilmington NC to New Bern NC. I have a pre approval letter prepared to make offers. I spoke to some friendly investor agents already to help me look but so far Im not getting anywhere. So I tried looking by myself through propstream(expensive) but it also got me nowhere. I know Brandon Turner said that I gotta analyze and offer to basically 100s of leads but how can I do that if the total leads Im getting is only up to 30 and thats including the bad ones in bad locations? My criteria is not even too specific. All Im looking for is a triplex or quadplex in a good location that is livable since Im using a VA loan. I have been trying to put myself out there to let everyone know. I have been trying doing the stuff that I have been hearing from all the podcast. I have been trying and taking actions. Please tell me what Im doing wrong? I want to progress. Anything helps. Thank you.
