I’m looking for a sample JV agreement

My friend asked me to invest some capital in a small property. He is a contractor and has purchased the house. He need $ to do a complete rehab.

We will fix it up, Refi and rent in out either STR or LTR. We will pay back our initial investment and split the profits 50/50.

I am looking for a JV agreement to protect my interest.

Can anyone share what they are using as their JV agreement? Thanks in advance!
