RV Park Developer - Preferred Background Experience?

I'm looking to get into the RV Park business as an owner/developer and looking to build a large portfolio of properties, and will need to do substantial fundraising to get to the scale where I think there's a competitive advantage. With that said, I'm considering how I make myself more attractive to those fund managers. I've got a background in construction management and real estate deals and investing. What I think I may be lacking in experience is actually hands on experience running an RV Park.

Here's my question - Imagine yourself as a potential investor, would you want your RV Park Investment Fund Manager to have experience in also running parks or is that getting "too into the weeds" for what an investor would want to see?

My thoughts are that on one hand it would be good to know the in's and out's of management, however this may also be something that could be brought in on a consultant basis and a lot of time saved. Also, I think a fund manager is also meant to play the role of having a higher level view of the operations than caring about the more mundane like a washing machine going down or someone's neighbor who is being too loud. 


What are your thoughts?
