Should I create an SPV?

If a property belongs to XYZ LLC, does it make sense to also create an SPV ( special purpose vehicle) that would be owned by XYZ LLC and transfer that building into the SPV ? My attorney recommended it to create another layer of liability.

Would the SPV need to file a separate tax return?

Would it be easier to get financing by SPV rather than regular LLC?

Is it recommended for smaller and bigger buildings?

Are there any other advantages of this structure or maybe that’s over complicated?

Any feedback would be appreciated
