Looking for advice on partner contributing existing rental to LLC

Hello, 

A partner within our groups LLC would like to contribute a rental he already has as his yearly contribution for this year. We are looking for the best method as to how to appraise and put a $ value on the contribution the house brings. It is heavily leveraged(VA loan) and has tenants there until August (may renew). All advise and opinion is appreciated! Thank you!
