Two paid for duplexes

I bought two duplexes in 2017 not knowing anything about managing or investing in rental property. I was able to do owner financing (from my father). Although I was given a great opportunity the property isn’t in the best area and in the best shape. So maintenance is my biggest expense. Today they are paid for so cash flow is beginning to pick up and my managing skills are getting better so I’m able to raise the rent and I’m getting better tenants now than before. I want expand my rental portfolio and one day become a full time investor. Any thoughts on what the next move or goal should be?
