Lease review and elements of a strong lease.

Hello, I have an attorney working on a Minnesota lease review for me. It is a long overdue thing I needed to do. Can you all give me some examples of the elements of a strong lease. One example would be a no smoking policy where a weak lease would just say "no smoking" and a strong one would spell out why and what exactly would happen if you do.
