Structuring 3 person partnership

Hello,

I am looking for advice on how to structure a partnership with 3 partners that aren't necessarily equal in the business. My significant other and I have recently begun real estate investing/wholesaling.  We did a lot of research, found and paid for a mentor, and have put in a lot of work.  Prior to finding the mentor, and really getting started, a friend of ours wanted to partner with us.  He did not have the funds to join the mentorship, but has done a lot of research on his own.  We will, however, have to teach him how and where to get leads, how to find people, etc.  I guess my question is:  How would you recommend splitting the business so that everyone is fairly compensated for the knowledge, effort, and investment?
