Start a business to boost rentals

Currently i invest in a small college town, there is a small airport and a river in the town, train transportation is minimal. for the past year, off and on, i have been trying to think of other ways to bring money in, mostly another businesses. has anyone ever started another business to bring in more possible tenants to your rentals ? if so, i am looking for ideas, if you wouldn't mind sharing some. I have a few ideas and i am looking into starting them but wanted to see if anyone had any success in doing so, with starting a successful business that also helped their rentals.
