Passive Investors -- What % Return Gets You Excited?

I'm working on a new business venture for 2019 and a doing some market research.

What % return would get you excited to invest in a pool of hard money loans on single family homes?

What other metrics are most important to you when evaluating passive investment opportunities?

@Scott Scharl If your doing passive $ and pooling it make sure you talk to an attorney and create a fund- otherwise raising capital and pooling it is an SEC violation. I have investors who go anywhere from 7-12%. If they are already in real estate they will want double digit $, if not then 8-10 is normal In a fund I offer a preferred return with a waterfall
