JV vs Partnership vs LLC: The best way to structure my business?

Greetings BP family,

I currently work abroad and, while networking and meeting new people I came across a few guys that I feel, I can trust to do business with. We started meeting and discussing ways of investing our savings (and our master mind group begins) and of course real estate is at the top of everyones list. So naturally this is where we plan to begin.

My question is, how would you all suggest I go about setting up my new business??? 

There are 4 of us and, while I feel I'm the most knowledgeable I don't know enough to say for sure which would be best in this situation. We plan on starting small with our focus on renting small MFH (Duplex-Quads) but also the occasional renting and/or flipping of some SFH. Our plans are to grow the business to eventually be able to play ball with the big leaguers and get in to larger MFH (Apartment Buildings).
