Need ideas to structure a fair partnership for 5-10 unit property

Hello All!  My husband and I are both realtors with a few multi family investments.  We have a mutual client/friend who we want to partner with to purchase a 5-10 unit property.  The idea is to have her live in one of the units and upgrade them (she's an interior designer getting her GC license).  We will be providing most of the capital while she oversees the project and lives on site. Trying to figure out fair ways to structure the partnership to be a win win for us both.  And any tips to avoid problems...Would love to hear your experiences!
