Thinking of starting a partnership.

I currently have rental homes in St Louis and Tampa. My primary residence is in Tampa and I am looking to grow my holdings there. My current full time business keep me on the road 200+ days a year. I would like to drastically reduce that. Currently (without a partner) it will prob take 6-8 years before I can really start to take the foot off the pedal. I have a good friend who is a Doctor and wants to get in the game. We have discussed partnering on a Florida based reality business. I think this could speed up the process of me getting off the road. While we both have capital we will be inputting he will be more of an investor. I would be handling more of the day to day with a property manager in place. The initial idea is to start finding some Multifamily for holding on to long term and also doing a few flips a year. Does anyone have any input on how to structure this type of partnership?
