Personal Rules You Have Before You Buy

New to the community, thanks for all the insight!

Received an excepted offer today on my 7th hold property (flipped a dozen or so but done with that for awhile).

Ive focused on 2 familys (alot less drama then 3 and 4 family's). 

I'm interested in any personal Rules you may have that have helped you tailor your business. 

For example, I have always driven  my Boys (Twin 18 year olds)  to a potential property. Before I even take a closer look and I ask them "Would You Live Here?".

This always starts a conversation of pros and cons on the property.

If I wouldn't live there I don't want it. Who knows, some day we might have to.
