Unrestricted Land, Ideas for an empty Acre lot

Unrestricted 1 Acre lot in Houston, TX about 100yrds from a main street. So long story short, my father and I bought this land with the plans of building a warehouse to run a automotive collision repair shop out of. My father met a guy who was selling a pre manufactured warehouse and some farm equipment he was interested in. Everything turned out to be a scam and now he lost around $80k. Since finding bigger pockets the idea of owning a collision repair center vs investing in real estate has been less and less appealing. Our problem now is what to do with this land. We've thought about self storage, 18 wheeler parking, or just selling it. I like the idea of a self storage facitly because the land is located right across from an apartment complex and a good size subdivision. I would like any ideas or opinions some of you guys may have. Thank you.
