Partner investing - how to structure?

I found an investment that has nice returns. I've put forth all the education, training, developing the contacts, etc, and could come up with nearly all of the down payment. I have a partner who would be able to easily take care of down payment as well, and this way it could free me up for other ventures. My question is, what type of investment and returns structure would you set up? I take care of managing the operation, business side of things, along with 20% of the down payment, and my partner takes care of 80% of the down payment, sits back and collects. Then we split the returns 50/50? Any and all advice would be great!
