BRRR: LLC - Partnership - Refinance - How or Best Way?

I have a business partner and we have a duplex under contract for an all cash purchase. We are closing in a week or so. We want to renovate the property, rent it while holding in an LLC, fannie/freddie loan refinance it, and repeat (BRRRR). I am trying to figure out the best way to hold title to meet those goals and not have super confusing/complicated taxes.

What is the best way to do this? Is it possible?
