Whats the Best JV Structure in this case?

Simply put:

My partner and I want to set-up a fare structure for a property acquisition company.

I have ALOT of time on my hand and willing to deal with all the leads and answer phone calls. I have no capital.

My partner has little time but all the capital to invest in the marketing.

I do the work, he does the analysis and pay outs. 

What are some ideas for structures? What should compensation be like. How should we protect ourselves? Any ideas or input helps.

I would assign value to the work you expect to do ($50/hour answering phones x 5 hours /week) and then compare the value of those activities to the capital contribution of your partner(s). That comparison should allow a starting point for discussions.
