Finding a Partner in non-local Market

I am a new real estate investor and have decided to invest in a non-local market (as my home market doesn't offer great ROI for buy & hold investing). I want to partner up with someone there locally, and have reached out to various people on the forums who have shown interest.

However, I am struggling with the next step and need help.  I need some advice on how to vet a partner and how to structure a partnership.  I really want to be sure that I'm getting into a mutually beneficial agreement with someone, but an unsure how to do that with someone I've never met.
