To DBA or not to DBA?

Question to anyone with advice or past experiences. So, I have a single member LLC established. I also have a friend who is planning on partnering with me in future fix and flip deals. My question is if it would be better to create a DBA Name under my primary LLC that lists me and my partner on the operating agreement or just create a JV agreement/partnership agreement? We would both split all expenses and profits evenly. Any suggestion would be much appreciated.
