Raw land investment plan structure help needed

Oh Boy! I am starting my first project by buying raw land as investment in Africa (Cameroon) in a very high potential region that is seeing great return since the last 3 years or so I would like a head’s up from you guys with experience about how to properly structure the deal with my fellow investor (most of them are friend with saving etc… that they want a good return on it). The idea is to buy and sell in few months let say around 18 Months (as the growth is very rapid, my estimation is around 12 %to 15% increase per year.) Can someone direct me about the approach please with investor structure please, thanks to all BP’s in advance for your input
