Are these the proper steps to take in my path to commercial properties?

Hello, biggerpockets community.

I just recently purchased a duplex and I'm living in one side with my large family, so it's a little uncomfortable until June 2015 then I could proceed to purchase a four plex, hopefully. I almost finished giving the  other unit a face lift. Unfortunately for me i could not get a turn key property, maybe if I possibly would of been able to find a better inspection company or a better realtor and doing my due diligence on the property. I can't  stop thinking about finally having commercial properties and other larger income  properties and i know that rental properties are a buy and hold investment. I have read a few books on real estate investing and one of my favorites are the abc's of ' property management from Ken McElroy. I try to educate myself as much as I can expecially reading book's from a very experienced man like this also using the Internet  of course, i feel it's very important when in comes down to investing large amounts of money. My question is very simple, after moving from a duplex then moving into a four plex then a purchase of a ten unit property. Is that the best ladder to eventually move up to commercial properties and are there any strategies along the way like having another investor as a partner to get there faster?
