Seeking business planning

Hello All,

I am brand new to Bigger Pockets pro,  Though I have been in the real estate business since 1986.  I am building my business and I want to create a plan of action to flip houses, condos and purchase rental properties.    If anyone can recommend a plan AND I am looking for the most effective way to either create a list or buy a list for my target area.    Any and all help is appreciated. Thank you.
