Thank you all for the warm welcome. I'm finishing my reading of the UBG and will be jotting down some ideas for my plan. Please feel free to offer any advice based on your own personal experiences to save me from making rookie mistakes. We often think afterwards, "If I had only known..." I'm hoping to avoid much of that.

I was also reading through some of the topics in the forum and read a couple of debates in reference to needing a real estate license to be successful in this business and have decided not to pursue a license at this time. However, I would like to do some part time work or volunteering in the industry to get better acquainted with the industry. Would that be beneficial? If so, where would any of you suggest I begin?
