I have four or five friends that are all interested in investing in a duplex, quad, small apartment, etc. but none, individually, have the 20% or so down payment required for such an investment. Collectively, we could pool our cash available for investing and have a sizable down payment. The question is can we form a partnership to invest in such a property, and can we (the partnership) then get a loan for the 60-80% balance?
