Veteran Housing or Low Income Housing - Looking to invest

I am looking to invest I have a Duplex that I have 1 low income tenant who has been there for 20 years and has been a great tenant. I am looking to expand my portfolio and one of the things I have always wanted to do since getting out of the Marines was help veterans. I am wondering if anyone has any experience in Low income or veteran housing and grants and opportunities in that area? I am looking to primarily be in Vermont as I know the area well, but am open to other states if I find the right partners to work with.

I know that there are some grants out there for helping, and some loans as well that may help with building or purchasing and rehabbing for low income housing. If anyone has any information on this it would be greatly appreciated even if you can point me in the direction of where I should look to go.
