1031 and rennovations

From what I understand the buyer cannot use 1031 exchange money to pay for renovations...but not sure that is correct.

Would it work to get an estimate, raise the price of the house by the estimate and have the title company cut a check to the contract from the seller proceeds, but have the work done, post closing?
