Structuring 1031 ex using multiple properties w diff close dates
Would there be a way to purchase a more expensive property using a 1031 exhange when selling smaller properties that would not all close at the same time?
I have 2 investment and 1 residential properties that I would like to sell and plow the profits back into a larger much more expensive investment property. Since my 3 properties would not all sell at the same time and I have significant equity in the 2 investment properties I'm looking for a way to roll those gains over into the larger property. Would setting up a DST 1031 Exchange be an option?
Below are more details on the properties:
Want to purchase - $3.4 million performing investment property with cash flow of $288,000
Want to sell investment #1 - Value $900,000+ with $500,000+ equity
Want to sell investment #2 - Value $270,000 with $270,000 equity
Want to sell residential #1 - Value $350,000 with $125,000+ equity
I appreciate any thoughts, suggestions, etc. I'm not a sophisticated investor and have been educating myself here on this site and thru other forums.

@Dave Foster Thanks Dave... my thought was to try to get a 12 month lease on the property to give me time to get the sales and financing in place. Not sure if that could work with a 1031.
