1031 on Oil and Gas Mineral Rights

Anyone with experience,

I run a small non-op Oil and Gas Company and we purchase mineral rights in active oil and gas plays. I have been working with a few individuals who want to buy mineral rights from me, however they are unsure how the 1031 Exchange can be used to benefit them with a revenue producing asset. If anyone on here purchases minerals on a 1031 exchange basis, or has in the past, any and all information is appreciated.
