Question about 1031 exchange property and who can rent from u?

Hi all, I just got my license and my father in law is about to sell an investment property in Cali. I’m trying to pitch the idea of purchasing an investment property with 1031 exchange here in houston, TX. He asked me if his son and wife can rent it from him if he does choose to do that. If someone especially a CPA can help me clarify any rules against family renting a 1031 exchange investment property... THANKS!
