1031 exchange vs Opportunity/Empowerment Zones

Hello board,

I'm thinking of doing a 1031 exchange with 2-4 out state TK SFR currently managed by pm. I was just made aware of Empowerment zones and opportunity zones as an alternative.

Can anyone with more knowledge and experience on this share their thoughts?
