@Account Closed, the only way a 1031 exchange is credit dependent is that in order to fully defer all tax you must purchase at least as much as your net sale and use all of the net proceeds in the purchase or purchases.   So if you sell a property that has debt on it the mortgage will be paid off as part of the sale.  But you'll probably need to qualify for a new loan to purchase your replacement property of great enough value to fully defer all tax.
