Looking for 1031-Exchange Property in Southern New England?

Hi BP community, 

I'm not sure if I'm allowed to post this kind of discussion in this part of the website but here it is nonetheless. 

I currently have a commercial property on the East Side of Providence, RI that would be ideal for a 1031-Like Kind Exchange buyer. 

9-Unit mixed-used building, fully rented with stable businesses in commercial spaces. The commercial leases are locked in for at least 3 years with 4 to 5% yearly increase. The building is within walking distance from Brown University and Downtown Providence and with easy access to the highway. 

Currently priced at 6% cap rate ($1,850,000), assuming 5% vacancy rate and 10% management cost, although the actual vacancy rate in the last 2 years has been near 0%. 

Sellers are also doing a 1031-Exchange and are looking for a quick close. If you would like more details, send me message.
