1031 into a partnership

Background:

I have approx 150k in equity in a duplex and have done a cash out refi (approx 70k) and taken depreciation for last 7 years. I want to limit my tax burden and invest in an apartment building or a strip mall.

A friend of mine wants to get into real estate and invest in a commercial property with me budget of 1.2M-We would each throw in about 200k

Question:

Can you do a 1031 transfer into a partnership (would structure as business after speaking with attorney/CPA etc)? Any suggestions or advice would be appreciated. New to 1031 and trying to learn!
