1031 exchange on rental house owned with family member in exchange for owned by one family member

I currently own a rental property with family member (will call A) where we both put in 50%.

CMA on this property #1 is @ $75,000 my share is $37,500.

"A" also owns a property #2 valued at $450,000 and would like to sell. 

Please explain how I can do a 1031 Exchange (with relative) where I would exchange my value of #1 and give A full ownership and exchange for property #2?

Can this be done and what is the easiest transition to make this happen
