A 1031 exchange into a Delaware Statutory Trust

The cost of doing this is of concern to me as it seems that the load cost of the DST's amounts to 10-12 % of the invested amount. Are there less costly brokers that are reputable and willing to do it for less? The net effect almost approaches the taxes that I must pay without the 1031 exchange. If there are, how do I find them? Thanks.

That seems really steep for something with only a 5-7 year lifespan until you’ve forced to pay them all again. Basically 2-3% annual fee to reduce your return. Hopefully they become more like ETF’s and get the annual cost well under 1%. Especially if they force you to cashout and reinvest on their time line when you might not want to.
