1031 vs Cash out refi tips and suggestions needed

Need some thinking points and suggestions on 1031 vs cash out refi on an already once 1031 property. Have an STR in Scottdale with over 450K in equity and currently growing cashflows. Last year was on pace for just shy of $1000/month cashflow (decreased by choosing to do some early improvement). This year is off to an even better start with estimated avg monthly cash flow of about $1500/month.
Options I'm weighing list and see if it gets bid up and how high than 1031 into 2 STR or a number of purchase combinations cash out refi decrease cashflow drastically but acquire another unit that would theoretically cash flow as much or more than the decreased cash flow from the refi?
