Delaware Statutory Trusts - Does anyone have experience?

Hi All

We are trying to acquire a large commercial property from an owner that is concerned about a 1031 because they cannot locate a property to move the funds to.  Has anyone used the Delaware Statutory Trusts?  What are your thoughts?
