I am looking for properties with some of the following criteria:
B or C+ class properties of 12-200 units that have a value play in them (deferred maint, improved mgmt, rehab, etc...)
Properties with a 10+ cap rate
Properties with a per/unit cost less than $25K
And No war zone areas
