I started with 1000 dollars, built portfolio to 22 properties had good cash flow. Sold them put cash on large dairy farm which was double mortgaged so lost farm and cattle to bank. Then put together 10 investors to buy preforeclosures. Did well, then put my money in 2nd mortgges in 2006-2008...
