" I am the broker of my own company, Royalty Realty, and for 22 years have been lucky enough to live in a Seaside town an hour east of Orlando. Since Orlando is like LA, New Smyrna Beach and Edgewater are an hour away, so, we are their weekend Malibu. I have sold over 1,000 waterfront condos in my career and thousands of land and homes. It's a river to ocean water town, so it's an easy sell or rent market. Our biggest problem lately is inventory. This is not a problem for me. I own a commercial strip center here and have easy access to commercial real estate, no matter how high the price. I have invested here since the year 2000 and owned 27 different properties myself. Some I have rented out and kept and many, recently, I have purchased off of the courthouse foreclosure site in my county and remodeled and flipped for profit.
