Good morning!
I am working with a homeowner who is nearing foreclosure, we met last week and he allowed us to walk the property and take photos. He has two mortgages and has signed off on authorization for me to obtain info directly from his mortgage companies. He has provided one of the mortgage company info but not the second, only an estimated amount due. He says he will send it but it's been a couple of days and nothing yet. The property is over $1M ARV in metrowest, colonial built in 2001. Great condition, just needs some updating.

Seeking advice....should I pay for a title search? Wait to see if he comes through? I will be seeking an end buyer to assume the mortgage.
