Does REI make sense long term anymore?
I've been reading a few posts that make me question if the window to invest in rel estate has closed for good. With the US population declining which could lead to a long term decline in pricing (as there is more supply than demand), increase in natural disasters and the current cost of borrowing/threat of increase cost of construction, it seems like REI isnt a stable financial plan for the future esp if you're just starting out in 2025. But would be interested in heading a more optimistic perspective.

Totally fair concerns, but the window to invest hasn’t closed — it’s just different now.
Real estate has always been about picking the right market, the right deal, and the right strategy. National trends matter, but real estate is local.

Some areas will lose population — others are growing like crazy (look at the Southeast, parts of the Midwest).

Construction costs are high, but that also means existing inventory holds value better.

Natural disasters are a risk, but good insurance and smart market selection mitigate it.
Bottom line: The "easy mode" is over, but disciplined investors will still build serious wealth. Focus on fundamentals: buy where people are moving to, not from. Stay liquid. Underwrite deals conservatively. You'll be fine — and honestly, you'll face less competition from people who got scared off.
