    I ran this through a proforma (deal analyzer) that I built myself that I use for my REI clients and I would suggest you're paying too much given the rents you're charging and that you need to do $10k of rehab to rent one of the units. Using a 7.25% cap rate, I'd recommend a $160k purchase price. Just my 3 cents!
