Out-of-State Investor Looking to Connect with Memphis Real Estate Community

Hey BP!

I'm an out-of-state investor looking to build a long-term rental portfolio in Memphis and wanted to connect with local investors, agents, property managers, lenders, and anyone else experienced or informed in the market. My goal is to start with cash flowing SFH's in the $80-$150K price range.

I’ve been doing my research on neighborhoods like Frayser, Raleigh, Whitehaven, and Hickory Hill, but I’d love to hear insights from those already investing here who know more than I. that's the issue - price points below the median are going to be more challenging, and - just to be candid - there isn't going to be any cash flow for the first few years... or longer.  none.  that is typically a stabilization period.  you won't even recoup the closing costs you would spend at closing on a purchase for several years.  

and... cash flow is just one of the benefits of real estate investing. it's not the only reason to invest but it's often the most salient and causes new investors to buy wrong.  so i'm trying to help reset your expectations.
