tenant waiting list

Does anyone have success with a tenant waiting list? Can you please share your best tips? We have 49 units (Husband/wife team self managing) that we can fill fairly quickly.... if we are on top of it. I think a waiting list/having a system in place to fill them will help our vacancy rate. 

Should I have  all of our units on one website so tenants can see what properties are coming available? What websites exist if any that help with this?
