NC Real Estate Market and and Other Area Investment Opportunities

I’m currently exploring the NC real estate market and curious about investment opportunities. I’ve heard from some source that many new construction homes are offering attractive incentives and lower interest rates. However, I’m a bit concerned that these new developments are mostly in more remote areas, making appreciation potential feel like a gamble.

Has anyone invested in NC real estate? How is the rental market performing? I’m specifically looking at a community in 27703—curious about the rent-to-price ratio and overall investment potential.

I’m also open to other areas. I’m looking for a stable B+ or better neighborhood with a rent-to-price ratio of 0.8% or higher, while still having good appreciation potential. If it’s a buyer’s market, that would be even better. I’d appreciate any insights if you know of a market that fits these criteria!
