Seeking $500k Financing Partner for 58 Acre Entitlement Project in Dallas, TX

My company is in the process of entitling 58 acres in Kaufman County just outside of Dallas for 264 single family residential lots. Kaufman County is one of the fastest growing counties in the country and Dallas is expanding rapidly needing homes for it's population.

Our project is 58 acres and, on April 16th, we are closing on 22 of those acres and looking for an equity partner. The land includes two homes so we can finance with a conventional loan and 20% down. 

The price of the land is $1,750,000. We are looking for a partner to qualify for the loan and come in with with 20% down ($350,000) and 12 months of payments escrowed ($150,000). In return, we're offering an equity position in the project that we're targeting to close in December of this year.

Land Purchase Price: $1,750,000
Purchase Date: 4/16/25
Down Payment: $350,000 (20%)
12 months of payments in escrow: $150,000 (+/- $12k / mo.)
Targeted Sale Date: December 2025
