What's the best way to find rehab house for sale. Are off or on market deals better. To use realtor or broker?

Just wondering how many of you flippers like to go remote or stay in your town. For those that go remote is it because of low inventory/high competition? How about those who have done flips in Kentucky?

Just wondering how many of us invest out of town, and have there been many problems with that? Is a P.M. always needed for this kind of investing?
Thinkning I might expand my territory.
